- Economically strong locations with >150,000 inhabitants.
- The focus is put on existing clusters.
- High demand for hybrid space concepts (laboratory, production & office).
- Proximity to universities, research institutions, business incubators, and accelerators is beneficial.
MICRO LOCATION
- Good transport infrastructure.
- Urban, integrated locations near cultural offer, shops, and restaurants.
- Digital infrastructure and connectivity are advantageous.
SITE
- From 10,000 m² to 30,000 m² above-ground gross floor area (BGF)
- Commercially oriented: GE, GI, MI, MU
- Undeveloped or developed plots (vacant or leases expiring on a short-term basis)
- With existing zoning, potential construction with four to six full storeys
- Without existing zoning, but with potential (local government open to zoning plan procedures / changes, cooperative approach to zoning plan / user spectrum possible and welcome)
